How expensive is Nosara real estate?

Playa Guiones carries the highest residential prices on the Guanacaste coast. Modest homes near the beach regularly list above two million dollars, and turnkey villas well beyond that. Inventory is thin because the surrounding land is protected and the town resists dense development, which keeps prices firm and pushes many buyers to look along the coast to the north.

Is Nosara or Santa Teresa a better investment?

Nosara offers stronger infrastructure, a deeper year-round community, and better access from Liberia. Santa Teresa offers rawer beauty and a longer, rougher drive. Most investors weighing the two are really choosing between polish and frontier. A third option is the corridor between Nosara and Tamarindo, where towns like Playa Negra offer the same coastline at an earlier point on the curve.

Is Playa Negra like Nosara?

They share the ingredients: consistent surf, dry tropical forest, yoga and wellness culture, and a community that chose a small town on purpose. The difference is stage. Nosara has been discovered for two decades and is priced accordingly. Playa Negra, about an hour and a quarter north, remains a dirt-road town where the coastline still outnumbers the construction.

How does co-ownership work at Black Coast?

Owners hold titled real property, use the home through a scheduled owner draft, and the development handles maintenance, housekeeping, and rentals.
